Job Title: Block Manager
Location: Birmingham
Salary: Up to 50,000 per annum

Role Overview: As a Block Manager, you will oversee the management of residential blocks, ensuring that they are well-maintained, compliant with relevant legislation, and delivering excellent service to residents and clients alike. This is a fantastic opportunity for an experienced Block Manager looking to take on a key role with a leading firm in the property sector.

Key Responsibilities:

• Manage a portfolio of residential blocks in the Birmingham area, ensuring the highest levels of service and customer satisfaction.
• Liaise with leaseholders, residents, and contractors to resolve issues and ensure smooth day-to-day operations.
• Oversee maintenance and repair works, ensuring projects are completed on time and within budget.
• Ensure compliance with relevant property management legislation and regulations.
• Prepare and manage budgets for each development, ensuring financial targets are met.
• Prepare and attend client meetings, providing detailed reports and updates on property management.
• Develop and maintain strong relationships with contractors and service providers.
• Handle general day-to-day operational duties, including responding to queries, managing service charge collections, and overseeing inspections.

Requirements:

• Proven experience as a Block Manager or in a similar property management role.
• Strong understanding of property management legislation and best practices.
• Excellent communication and interpersonal skills.
• A proactive, organised approach with excellent attention to detail.
• Ability to manage multiple projects simultaneously and work well under pressure.
• ARLA or IRPM qualification (preferred but not essential).
• Full UK driving licence.
