Building Services Manager - The Role:

The Building Services Manager will be responsible for ensuring that the Society's property, both leasehold and freehold, are maintained in a good state of repair and that all legislative and contractual requirements are met.

Key Tasks & Responsibilities;

• To manage the staffing in the Works department to provide efficient operation by scheduling works and determining appropriate priorities within budgetary and legislative constraints.• To compile and agree budgets for maintenance, etc. with the Chief Executive Officer and operate within the agreed budgets.• To compile and maintain a schedule of approved contractors ensuring all Health & Safety requirements are met.• To ensure the Society's policies in relation to Health & Safety, Environmental Health, etc. are adhered to and that the Society stays abreast of changes in legislation in relation to properties and complies accordingly.• To compile specifications for all building works, tender works and project manage all building works in respect of extensions, refits and refurbishments.• To work with the letting agents to manage the property portfolio and all required repairs/safety requirements.• To ensure all requirements are met and standards maintained to satisfy insurance conditions. To facilitate inspections and implement any recommendations.• To manage the submission of planning applications where appropriate.• To ensure effective communication between all levels of staff within the department in order that all staff are kept up-to-date on Society business.• In conjunction with the Society Secretary and Head of Management Services, ensure that the Society takes advantage of all cost effective opportunities to reduce the Society's consumption of electricity and gas, to minimise the impact of the Society's operations on the environment• To lead by example through demonstrating Co-operative values and principles, and co-operative working in performing the day-to-day duties.

Building Services Manager - What we need from you:

We require someone who is forward thinking, with the ability to generate new ideas and initiatives. They should possess a high level of professionalism and be able to influence above and below their position.

• Must be able to communicate confidently and clearly to a variety of audiences and be able to influence and motivate the performance of others.• Professional, proactive and dynamic when dealing with others and able to influence above and below their position• Negotiation and management of supplier contracts.• Credible management experience in a similar role or property environment.• Team Player• Self-motivated and flexible in the approach to work.• Holder of a full driving licence• Good IT skills

Desirable

• Working knowledge of Co-operative Values & Principles.• An ability to understand the balance between commercial success and Co-operative success.
