- Position: Block Manager (Client-Side)
- Salary: £40,000 - £45,000 + benefits
- Location: Surrey
- Hybrid Working: 3 days in office, 1 day on site, 1 day from home (after initial introduction / probation period)
- Experience Required: 2-3 years in block management, ideally AIRPM qualified, with experience managing diverse portfolios

- 9am - 5:30pm - 37.5 hours a week
- To manage a specific residential block management portfolio
- To make regular inspections of properties to check upon the condition of the building and grounds and to ascertain works of repair as required
- Oversee day to day maintenance of leasehold properties, including the management of contractors
- Oversee day to day, contracted and cyclical maintenance
- Project manage major internal and external work
- Produce budgets for service charges to include reserve funds for the coming year
- Manage expenditure against budget throughout the financial year and if necessary produce reports if required
- To administer debt recovery for service charges, ground rent and insurance
- Ensure compliance with current health and safety legislation
- To manage the section 20 procedure for major works, to include drafting the legal notice if required
- Where required the management of onsite staff at managed properties, including where necessary recruitment, appraisals, etc.
- To liaise with our in house insurance department to progress any claims
- Maintaining the website and Qube software
- Circulate information to residents concerning management issues
- Liaising with lessees, residents, contractors and others as required, including telephone calls, faxes and emails in a timely and courteous manner
- Ensuring that all appropriate people are kept fully informed reporting issues
- Take on any duties of a Block Property Manager which are deemed appropriate by the Block Department Head
- 2/3 years Block Management experience, including section 20s and service charge budgets
- Solid job stability
- Previous experience managing a range of developments including RMCs
- Excellent customer service, IT and communication skills
- Drivers license
- Industry related qualifications such as IRPM / RICS / IOSH
- Knowledge of Landlord & Tenant Act 1985, Commonhold and Leasehold Reform Act 2002, Health and Safety at Work etc. Act 1974 and The Work at Height Regulations 2005
