ROLE OVERVIEW

They are now seeking a Maintenance Manager to join their operations department to provide first-class maintenance support to their portfolio of commercial workspace buildings and future acquisitions as they expand their teams and enter a high growth phase across their multiple locations in London and SW England

Good knowledge of plumbing, electrics, heating & carpentry is essential.

RESPONSIBILITIES

  • With direction from the Maintenance & Improvements Manager, oversee all maintenance and upkeep of all company workspace buildings.
  • Ensure consistent presence and prompt response to maintenance issues across sites.
  • Working cross-departmentally and with the Front of House (FOH) teams, you ll ensure adequate support and current emergency contacts are available outside of core working hours.
  • Working with site-specific workspace managers and FOH teams you ll collaborate to ensure the best possible workspace tenants' experience across all sites
  • Manage, monitor and continue to improve the ticketing system across sites to ensure optimum results from the maintenance department, visible from consistently improving KPIs.
  • Hold regular meetings with the maintenance team and managers to review progress and realise ways to improve company systems
  • Working with the senior management team, prepare an annual maintenance strategy and budget, taking due care to provide a cost-benefit analysis for areas of increased spend.
  • With your manager, prioritise works to the best benefit of the company taking into account budget, cost saving and potential revenue.
  • Keep an accurate, up-to-date inventory of all stock and assets across sites at all times.
  • Ensure product details are listed for efficient replacement where necessary to ensure a consistent aesthetic across sites, for example, you should know exactly what light bulbs, door handles etc. can be ordered for each area and no others should appear. For items requiring frequent replacement, a small quantity should be kept in stock.
  • Support the team and help log timesheets and invoices for contractors and ensure they re completed correctly, cross checking with hours worked.
  • Manage and understand the skill sets of regular maintenance contractors across sites to maximise efficiency, pulling contractors across sites regularly to collaborate on projects and reduce the use of external contractors
  • Ensure all meter readings are taken across all sites and the findings are reported to finance as and when required.

REQUIRED EXPERIENCE AND SKILLS:

  • Minimum of 5 years experience working in construction / property maintenance
  • Good knowledge of plumbing, electrics, heating & carpentry is essential.
  • Strong knowledge of building compliance
  • Excellent verbal and written communication
  • Strong customer service
  • Full UK driving licence
  • Being flexible to work across different sites
  • Be on hand to answer any potential emergencies out of hours and to respond accordingly, taking appropriate action
