The Role

Working as divisional support to the UK and Ireland Property Management Team, Technical Services are responsible for leading the delivery of mechanical, electrical, and plumbing maintenance, repair and renovation projects across the UK and Ireland commercial and student housing portfolios through direct management and outsourced partners.

As Manager, you will oversee day-to-day team operations of technical services through direct workflow or via our outsourced partners. Monitoring and controlling critical Mechanical and Electrical systems and delivering CAPEX/OPEX budgets and projects in compliance with UK building safety regulation and asset enhancement initiatives.

Job Responsibilities
  • Support the Property and Asset Management teams in the delivery of high yielding and performing properties, by planning market leading initiatives and post modernisation planning.
  • Propose, plan, coordinate capital asset enhancement/upgrade projects, and review tenant improvement works as part of alterations requests.
  • Procure and review service contracts as required and liaise with relevant service providers to implement rectification works, asset enhancement.
  • Overseeing asset enhancement projects by robust planning, control, organisation and monitoring of technical property operations.
  • Ensure that mechanical and electrical operations are consistent with the asset teams objectives, as well as standards of compliance with UK building safety requirements and standards.
  • Respond promptly to technical emergencies and troubleshoot any technical issues that may arise. Coordinate with relevant departments to minimise downtime and disruptions.
  • Support the CAPEX/OPEX budgeting process and track the cost controlling of incurrence.
  • Prepareand analyse cost and variances for monthly management reporting.
  • Ensure compliance with relevant regulations, codes, and standards pertaining to technical facilities. Conduct regular inspections and audits to identify potential safety hazards and implement corrective measures. Develop and enforce safety protocols and emergency response plans.
Job Requirements
  • Degree in Engineering (Civil or Environmental Engineering, Electrical or Mechanical) or relevant equivalent experience and qualification.
  • At least 8 years real estate experience post qualification across a variety of asset classes as well as relevant hands-on experience in maintaining M&E building systems, technical real estate management, project management to CIBSE and SFG20 guidance.
  • Possess sound knowledge and experience in tenant management, stakeholder relationships engagement, building maintenance, technical services, construction work, and fire and safety regulations. Certifications in Fire Safety will be an added advantage.
  • Demonstrable experience in staff management and their professional development.
  • Proficient in MS Office Applications (Word, PowerPoint, Excel and Project) as well as AutoCad and experience working with SAP will be an advantage.
  • Leadership, planning, strong communication and interpersonal skills are essential.
  • Ability to manage operations, staffing and projects simultaneously in a demanding, fluid and dynamic working environment.
