Amazon is currently looking to hire an experienced Senior Transaction Manager to join the Real Estate team and play a critical role in driving the Strategic Property Program (SPP) across EU. This role will identify, diligence and secure sites in key strategic locations across EU countries to provide flexibility and optionality for future long-term growth for Amazon Operations. It will involve partnership with other Amazon teams, both within Worldwide Real Estate, and outside. The role will report up through the Global Head of Portfolio Optimization, ideally be based in the London corporate office, although one of the other corporate offices in Europe (Paris, Madrid, Munich, Milan) will also be considered. EU travel will be required.

In this role, you will ensure the timely completion of new real estate transactions including option agreements, conditional land purchases, investments/existing building acquisitions and portfolio purchases. This includes working with the local management team in defining the requirements, commercial and legal negotiations, technical due diligence, in-depth financial analysis of property transactions, extensive underwriting analysis including exit scenarios, presentations of deals to leadership and project management to completion. You will be expected to navigate through complexity and ambiguous environments to deliver strategic, cost-effective property options for occupation by Amazon operations beyond the current launch plan.

Key job responsibilities
Responsibilities:
- Manage the deal flow of large, strategic, complex transactions.
- Use your extensive network and experience to source new opportunities from a range of external brokers, land owners and developers.
- Innovate, execute and improve processes and tools to ensure the complete cycle from site search through to deal execution is completed consistently and reliably.
- Communicate expectations, requirements and status of deals to key business partners - both internal and external.
- Manage an ever-changing variety of internal initiatives and projects.
- Closely collaborate with Amazon operations, legal, finance, treasury, network planning, economic development, transportation, pre-construction, design and construction groups to deliver highly successful projects.

BASIC QUALIFICATIONS

• Significant Real Estate negotiation and transaction management experience (ideally in logistics)
• Degree held in a property-related subject.
• Extensive experience managing large capital projects, on budget, and safely across EU countries.
• Extensive network of contacts across EU for brokers, developers, landowners and capital partners.
• Knowledge of life-cycle of physical assets (property and buildings), including the acquisition and disposition of assets
• Ability to proactively monitor and control various vendor relationships and external resources (including contract negotiation and vendor management skills)
• Understanding of financial analysis techniques including discounted cash flow and capital budgeting
• The ideal candidate speaks fluent English. Other European languages are a strong advantage.

PREFERRED QUALIFICATIONS

• Broad understanding of how to innovate in real estate services to optimize customer satisfaction and productivity
• Understanding real estate trends, best practices and the vendor marketplace
• Communication, negotiation and conflict resolution skills
• Ability to work collaboratively and build strong relationships with customers/partners with the ability to invite input from these groups when determining what will work best for the business
• Ability to think strategically and holistically about business units' unique real estate needs
• Ability to understand and value different customer needs and provide tailored services where necessary
• Leadership capability and credibility with the ability to be influence at all levels
• Acts decisively, holding others and themself accountable for tasks, actions and development needs
